About the Committee

The Development Review Committee (DRC) is a subcommittee of the Planning Commission. Members are appointed annually by the Chair of the Planning Commission. The DRC reviews development plans which propose any of the following:
  • A multifamily development of 10 or more units which is not subject to a binding legislatively approved master plan
  • A shopping center
  • A single building or group of buildings with a total floor area exceeding 30,000 square feet which are not predominately to be used as a warehouse, distribution center, office, or for other industrial or manufacturing purpose. Predominately is defined as 85% or more of the total square feet of the building

DRC Hearings

The DRC may also hear cases if any of the following apply:
  • A conceptual plan has not been submitted in accordance with County requirements
  • The development plan varies significantly from an approved master plan
  • There are other triggers for DRC review in proffers or special use permit conditions
  • Requests for exceptions and waivers to the zoning and subdivision ordinances as specified in the ordinance
  • Proposed cul-de-sac streets that exceed 1,000 feet in length
  • 2 proposed entrances on the same road
  • Conceptual plans for future legislative projects
This list is not all-inclusive and applicants should contact the Planning Division to discuss specific cases to determine whether DRC review may be necessary.

The DRC reviews cases to ensure compliance with the County Zoning and Subdivision Ordinances. The recommendations of the DRC are approved at the monthly Planning Commission meetings.
